 Thinking about buying my first home

There is a property about 8 miles off the back gate of wainwright on badger road, 3.3 acres. There is a 2000 sq ft manufactured home on the property with an attached 1100 sq ft garage. also there is a cabin thats been added on to using a trailer home.

I am not to fond of the trailer home and a manufactured home is not ideal but I am thinking that this could be a good starter property/rental when I move. and a potential retirement area when the time comes. I was thinking about building a real home eventually and could have 3 houses on one property or one or both of them might go but thats 30 years down the road at this moment.

both homes need work and the guy is asking 195k. Where do you guys think property values are going to be going in the next couple of years up here? Or is it not even worth it to think about a manufactured home? (the garage has 14 foot ceilings )

If Eielson has a drastic reduction in force there are going to be ALOT of homes on the market and potentially a lot of short sale/foreclosures
If heating oil hits $5/gal we will be in the same scenario, especially if this new wood burning ordnance takes effect and/or if there are future ordnances and or initatives that ban certain types of heating in the borough

If both happen, it will likely kill a good part of this town and home prices will drop dramatically.

I too have been considering buying a new home. Ive owned the same place since 2003 and it really no longer suits us. I could cash out pretty easy and have a large amount of equity built because it was an as is estate sale and needed a lot of work when we bought it. Im scared however to get into something and then not be able to afford to heat it or worse yet pay property taxes on it as they rise to continue the status quo of our local government

When will we know more on Eilson and the Wood burning ordnance?

They already passed the first of what I suspect to be several ordnances that apply to wood burning.
The caveat is that almost 2 years ago, there was an initiative voted on that forbid the borough from doing anything like this. This is set to expire in October at which time the new law will take affect. It will take another voter initative to keep it from taking effect. I also expect to see a seperate initative seeking to really bring down wood/coal burning appliances.


As for Eielson..... Im not sure anyone knows. I woul dbe shocked if the jets stay here. Even if only 1/2 of the troops left, that would be a huge hit to the economy and real estate market. Ive heard that Eielson has been cancelling construction projects scheduled for this year which to me is a bad sign.

I have heard about you guy's heating bills up there. find out what that place will cost to heat before you buy. heating might be as bad a the bank note.

Just remember to get your pellets in bulk. Running out in January would suck.

Hoping we sell our house this summer for insanely cheap. Just gotta plan it all out.

I also heard that the OH-58's may be leaving FWA as well. Rumor at this point but still not great.

I heard from my dad last year that they were moving some of the Army aviation (didn't say which) to, can't remember the name (The Big Base) in Washington..
I wouldn't buy now, we are selling and PCSing.. Hopefuly we can sell.
